The list on the fridge, in one booking. A half day is $340 and a full day is $640, which works out cheaper per hour than booking the same jobs one at a time.
Booking jobs one at a time is expensive, because every visit carries a minimum call-out and a drive. Booking a block means you are paying for hours instead of visits, and the hourly rate drops.
When a block is the right call
Before a move. Nail holes, scuffs, the shelf that needs to come down, the door that never closed. Getting a deposit back or a house photographed well is usually a half day of small work.
Before listing. A buyer’s inspector will find the small stuff. Doing it before photographs is worth more than doing it after an offer.
Before family visit. The guest room, the spare bathroom, the door that squeaks at 6am.
Just because the list got long. The most common reason. Four or five things that have each been on the list for a year and are individually too small to call anyone about.
How to make a block work well
Send me the list in advance, in priority order. Two things happen: I turn up with the right materials instead of making a run mid-morning, and I can tell you before you book whether the list is a half day or a full day. I would rather sell you the correct block than the bigger one and have you feel oversold.
Anything on the list I should not be doing gets flagged when you send it, not on the day. That is what the what I do not do page is for.

- A running check-in so you can reprioritise as the day goes.

What I do not do here
- Anything on the what I do not do list. A block does not change scope.
- Guaranteeing every item is done if the list is longer than the hours booked.
- Materials, which are cost plus 25% or free if you buy them.
Who to call instead: the relevant licensed trade for anything outside my scope. I will flag those items when you send the list rather than on the day.

How it works
- Send a photo. Text or email a picture. Most jobs get priced without a site visit.
- Get a flat price. Written and fixed before I start.
- I show up and finish. On the day I said, parts in the truck, swept up after.
Why a solo operator
The same person quotes the job, does the job and cleans up after it. There is no call centre, no dispatcher and no rotating crew who have not seen your house. The price you were given is the price, because the person who quoted it is the person holding the tools.

How many jobs fit in a half day?
Realistically three to six small ones, depending what they are. Hanging six pictures and adjusting two doors is a comfortable half day. Patching and painting a wall plus swapping three fixtures is closer to a full day. Send me the list and I will tell you honestly which block you need instead of selling you the bigger one.
What if we do not get through everything?
We work in your priority order, so what gets left is the bottom of the list rather than something that mattered. If it looks like the list is too long when you send it, I will say so up front.
Is a block cheaper than hourly?
Yes, that is the point. A half day is $85 an hour and a full day is $80 an hour, against a $125 minimum call-out plus $85 an hour for one-off jobs. If you have more than two things, a block is almost always cheaper.
Can I add things on the day?
Yes, as long as we are inside the hours and it is in scope. Plenty of people find another two jobs once I am already there.
Is this good before selling a house?
It is one of the best uses of it. A pre-listing punch list is exactly what a block is for, and getting the small defects gone before photos is worth more than most sellers expect.
